When a Commercial Building Needs Elastomeric Coating

If a building's walls have fine cracks and past paint jobs have cracked or shown the texture through soon after, regular paint is not doing the job. Elastomeric coating goes on much thicker, stretches as the wall moves and keeps out more water. If the walls are sound and the paint is holding, a standard commercial repaint is often enough.

Where It Fits in Fort Lauderdale

Flagler Village, Fort Lauderdale's arts district, has many older concrete block commercial buildings with cracked surfaces that paint does not fix. Along Sistrunk Boulevard, older block buildings often carry layer after layer of paint over cracks that were never addressed. On Oakland Park Boulevard, older stucco and masonry buildings show peeling and water getting in. On buildings like these, an elastomeric coating over a repaired wall seals the whole surface.

What Shapes the Scope of the Job

The total wall area, how much cracking needs repair, the coating system and number of coats the building's exposure calls for, and access to the upper floors decide the scope.

What Our Commercial Elastomeric Coating Covers

Full Exterior Coating

Elastomeric coating on the block, stucco and masonry walls of office buildings, retail centers and mixed-use buildings.

Concrete Block Buildings

Block construction is common in the city's commercial buildings. The coating covers surface cracks and seals the whole wall.

Office and Retail Fronts

Storefronts and office exteriors where regular paint keeps cracking, coated after the wall is prepared.

Parking Garages

Outside walls and exposed concrete surfaces on parking garages, which take rain, sun and splash from cars.

Commercial Condo Buildings

Shared outside walls on larger condo and mixed-use buildings. See also our commercial condo restoration.

Recoating Older Systems

If an existing elastomeric coating has faded, cracked or started peeling at the edges, we check it, fix the failures and recoat.

How the Job Goes

  1. 01

    Assess the Building

We look at every side of the building, note the cracks, the condition of the existing coating and what access is needed.

  2. 02

    Prep the Surface

Loose or peeling coating, chalky residue and dirt come off. The wall has to be solid before coating.

  3. 03

    Repair Cracks

Surface cracks are treated before coating. Bigger cracks and damaged stucco are repaired on their own first, since the coating covers fine cracks but does not fix a wall that is still moving.

  4. 04

    Apply the Coating

The base coat goes on thick enough to form a continuous layer, then the color coat goes on once it has cured.

  5. 05

    Final Check

Coverage, adhesion and finish are checked on every side, and the scaffolding comes down.

Frequently Asked

Fort Lauderdale Elastomeric Coating FAQ

The questions Fort Lauderdale owners ask most. Tap any to expand.

Elastomeric coating goes on much thicker than standard exterior paint and stays flexible, so it stretches over fine cracks instead of cracking with them, and it keeps out more water. For a commercial building with visible cracks in the stucco or block, Anthony Pennacchi & Sons usually recommends elastomeric over a standard repaint.

Yes. It is a common choice for concrete block commercial buildings in South Florida. The surface has to be prepared first, and any real cracks in the block or mortar joints should be repaired before the coating goes on.

Yes. Anthony Pennacchi & Sons applies elastomeric coatings to the outside walls and exposed concrete of parking garages. Car traffic, drainage and sun on the open decks are all looked at before a product is chosen for those areas.

If the walls have fine or medium cracks and recent paint jobs cracked or showed the texture through soon after, elastomeric coating is the better choice. If the walls are sound with no real cracking and the paint is holding, a standard repaint may be enough.

It depends on the building, the scope and the jurisdiction, and the building department decides. Check with the City of Fort Lauderdale's Building Services department, or call (561) 475-0775 to talk through your project.
