Residential masonry restoration is the process of repairing and stabilizing the masonry envelope of a home. Masonry restoration focuses on the joints, units, and surface systems that form the exterior skin of the home.

The work requires material compatibility. The most common failure pattern we see on South Florida residential properties is a previous repair that used a mortar harder than the original masonry. Our Restoration Methods

Tuckpointing and repointing.

Deteriorated mortar is raked out to a sound depth. New mortar is packed and matched to the original in composition, profile, and performance. On pre-war and period residential properties, that means Jahn-specified lime or NHL mortars. In 1980s and 1990s CBS construction, it meant a polymer-modified mix appropriate for the block type and the local exposure level.

Brick and block replacement.

Damaged units are replaced with matching brick or block. Size, texture, and absorption rate are all considered. On historic homes, the match needs to satisfy both the structural requirement and the visual character of the original construction.

Stone resetting and pointing.

Shifted or separated stone on estate and period properties is carefully removed, the bedding is prepared, and the unit is reset with a mortar that moves with the stone rather than against it.

Stucco repair and resurfacing.

All delaminated and incompatible material is removed back to the substrate first. The substrate is assessed. The stucco system is rebuilt in the correct coat sequence using a mix matched to the wall type and the South Florida exposure level. Chimney rebuilding and crown repair.
