Original masonry on Miami historic buildings from the 1910s through 1930s was constructed using lime-based mortars, oolitic coral stone, and stucco mixes that behave fundamentally differently from modern Portland cement. Applying modern repair compound to these original materials damages the surrounding substrate by trapping moisture and creating a hardness mismatch that accelerates failure of the surviving original material. Jahn restoration mortars are formulated to match the strength, porosity, and weathering characteristics of the original masonry. Every historic stone removal scope we run begins with a written care, caution, and handling protocol. Existing stone units are documented before removal, labelled for salvage and possible reinstallation, and removed using methods chosen specifically for the existing condition: brittleness, prior deterioration, embedded anchoring, and substrate condition. Despite every reasonable effort, contractor cannot guarantee that certain stone units, edges, corners, or adjacent materials will not chip, crack, fracture, delaminate, or break during removal, handling, transportation, storage, or reinstallation. That risk is inherent to historic demolition and salvage work and is documented as such in our written scope so the owner understands exactly what the preservation reality is going in.
